These Terms and Conditions ("Terms") govern your access to and use of the Land of Profits platform — including the website at www.landofprofits.com, all associated mobile applications, member portals, APIs and related services (collectively, the "Platform").

The Platform is operated by Land of Profits Ltd, a company registered in England and Wales (Company Registration Number: 14829454) ("Land of Profits", "we", "us" or "our").

By creating an account, accessing the Platform or clicking "I agree," you confirm that you have read, understood and agree to be bound by these Terms and our Privacy Policy. If you do not agree, you must not use the Platform.

1Definitions

In these Terms, the following words have the meanings set out below:

Term Meaning
"Account" A registered user account on the Platform, associated with a specific Member Role.
"Content" Any text, images, documents, videos, data, listings, messages or other material uploaded, submitted or transmitted via the Platform.
"KYC" Know Your Customer — the identity verification process required of all members before accessing certain features.
"Listing" A property, development or rental opportunity published on the Platform by a LopBroker, LopBuilder or LopLandlord.
"LOP Score" The platform-generated performance index assigned to Broker, Builder, Landlord and Tenant members, calculated from verified KPI data.
"Member" Any individual or entity holding a registered Account on the Platform.
"Member Role" One of the five roles available on the Platform: LopBuyer, LopBroker, LopBuilder, LopLandlord or LopTenant.
"Platform" The Land of Profits website, mobile applications, member portals, APIs and all related services.
"Services" All features, tools and functionalities made available through the Platform, including property search, AI matching, listing management, KYC verification and tenancy management.
"Transaction" Any property purchase, rental, reservation, tenancy agreement or other deal facilitated through or originating from the Platform.
"Verified" A member or listing that has successfully completed Land of Profits' KYC or document verification process.

2Acceptance of Terms

By registering for an Account, you represent and warrant that:

  • You are at least 18 years old and have the legal capacity to enter into a binding agreement;
  • If you are registering on behalf of a company or organisation, you have authority to bind that entity to these Terms;
  • All information you provide during registration and throughout your use of the Platform is accurate, current and complete;
  • You will comply with all applicable laws and regulations in your jurisdiction, including those relating to property transactions, anti-money laundering, and cross-border investments;
  • You have read and agree to our Privacy Policy, which is incorporated into these Terms by reference.

We reserve the right to update these Terms at any time. We will notify you of material changes by email and by displaying a notice on the Platform for at least 30 days. Your continued use of the Platform after the effective date of any changes constitutes acceptance of the updated Terms. If you do not agree to the changes, you must stop using the Platform and close your Account.

3The Platform

Land of Profits provides a technology platform that connects property buyers, brokers, developers, landlords and tenants across 11 markets. The Platform facilitates introductions, information exchange and transaction coordination between Members.

Important — We Are Not a Real Estate Agent

Land of Profits is a technology platform, not a real estate agency, broker, financial adviser or legal adviser. We do not act as an agent, representative or intermediary in any property transaction. We are not a party to any Transaction between Members, and we do not hold client money, provide regulated financial advice or offer legal services. All Transactions are entered into directly between the relevant Members.

We provide tools to help Members verify credentials, calculate performance scores and search for properties, but we do not guarantee the accuracy, completeness or fitness for purpose of any Listing, LOP Score, Member profile or other Content on the Platform. Members are responsible for conducting their own due diligence before entering into any Transaction.

We operate across multiple jurisdictions. Local laws regarding property purchase, rental, licensing and consumer protection may apply to Transactions in specific markets. It is your responsibility to understand and comply with the laws applicable to you.

4Account Registration & Security

4.1 Registration

To use most features of the Platform you must create an Account and select a Member Role. You may hold only one Account per Member Role. You may not create an Account on behalf of another person without their explicit authorisation.

4.2 Identity verification (KYC)

All Members must complete identity verification (KYC) to unlock full Platform features. KYC requires submission of a valid government-issued identity document and may require additional documentation depending on your Member Role and the markets in which you operate. We use third-party verification providers to process KYC documents. We may refuse or revoke Verified status at our discretion if we have reasonable grounds to believe that submitted documents are fraudulent, inaccurate or incomplete.

4.3 Account security

You are responsible for maintaining the confidentiality of your login credentials. You must notify us immediately at security@landofprofits.com if you suspect any unauthorised access to your Account. We are not liable for any loss or damage arising from your failure to keep your credentials secure.

4.4 Account accuracy

You must keep your Account information accurate and up to date. Providing false, misleading or outdated information is a material breach of these Terms and may result in immediate suspension or termination of your Account.

5Member Roles & Obligations

The Platform operates five distinct Member Roles, each with specific rights and obligations:

LopBuyer

Search and enquire on verified listings. Must complete KYC and may optionally submit proof of funds to unlock enhanced features. Must not submit false expressions of interest.

LopBroker

List properties and represent clients. Must hold a valid, current broker/agent licence in each market where they operate. Must respond to enquiries promptly and accurately.

LopBuilder

List development projects and off-plan units. Must hold a valid developer registration. Completion dates, pricing and specifications in Listings must be accurate at time of publication.

LopLandlord

List rental properties. Must provide valid proof of property ownership. Listing details (price, availability, condition) must be accurate. Must respond to maintenance requests promptly.

LopTenant

Apply for rental properties. Must complete KYC. Must comply with agreed tenancy terms. Rental payments and property care obligations are tracked as LOP Score KPIs.

All Members

Must not misrepresent credentials, qualifications or financial capacity. Must not circumvent the Platform to avoid fees. Must comply with applicable local property laws.

5.1 Professional licences

LopBrokers and LopBuilders are solely responsible for maintaining valid professional licences and regulatory approvals in all markets where they operate. Land of Profits verifies licence status at the time of registration and periodically thereafter, but does not guarantee ongoing compliance. If your licence expires or is revoked, you must notify us immediately and cease listing activity until the licence is reinstated.

5.2 Accuracy of representations

All Members warrant that information provided on their profiles, in Listings and in communications with other Members is truthful, accurate and not misleading. Misrepresentation of credentials, property details or transaction terms is a material breach of these Terms.

6The LOP Score

6.1 How the LOP Score works

The LOP Score is a platform-generated performance index assigned to LopBroker, LopBuilder, LopLandlord and LopTenant members. It is calculated algorithmically from verified KPI data drawn from your platform activity, including transaction records, response times, completion rates, client reviews, document compliance status and other measurable indicators. The exact KPI weightings used for each Member Role are published in our Help Centre.

LOP Scores are updated weekly and are visible to other Members as part of your public profile. Scores range from 0 to 100 and correspond to four tiers: Bronze (under 40), Silver (40–59), Gold (60–79) and Platinum (80–100).

6.2 Integrity of the LOP Score

Strict Prohibition — Score Manipulation

Any attempt to artificially inflate, manipulate or misrepresent a LOP Score — including submitting false reviews, creating fictitious transactions, using multiple accounts to generate KPI data, or paying or inducing others to improve your score — is a serious breach of these Terms and may result in permanent account termination, legal action and reporting to relevant regulatory authorities.

6.3 Reviews

Members may leave reviews of other Members following verified interactions on the Platform. Reviews must be truthful, based on genuine experience, and must not contain defamatory, discriminatory or otherwise unlawful content. Land of Profits reserves the right to remove reviews that breach these requirements but does not edit the substance of reviews. We do not remove negative reviews that are truthful and based on genuine experience.

6.4 Disputes about LOP Score

If you believe your LOP Score has been calculated incorrectly due to a platform error, you may raise a dispute by contacting scores@landofprofits.com. We will investigate and respond within 14 business days. You also have the right to request human review of any LOP Score calculation — see our Privacy Policy Section 8 (automated decision-making rights).

6.5 LOP Score does not constitute endorsement

A LOP Score, including a Platinum score, is a measure of platform activity and does not constitute an endorsement, recommendation or guarantee by Land of Profits of any Member's professional competence, legal compliance or the quality of any Transaction.

7Listings & Content

7.1 Your Content

By submitting Content to the Platform (including Listings, profile information, messages, reviews and documents), you grant Land of Profits a non-exclusive, worldwide, royalty-free licence to use, display, reproduce, process and distribute that Content for the purpose of operating and improving the Platform. This licence ends when you delete the Content or close your Account, except where we are required by law to retain it.

You retain ownership of your Content. You represent and warrant that you own or have the right to submit all Content you post, and that your Content does not infringe any third-party rights.

7.2 Listing accuracy

All Members publishing Listings are solely responsible for the accuracy, legality and completeness of those Listings. Listings must:

  • Accurately describe the property, development or tenancy opportunity;
  • State the correct price, fees and any applicable charges;
  • Not misrepresent the legal status, ownership or encumbrances on the property;
  • Include only images and documents that relate to the actual property being listed;
  • Comply with all applicable advertising and property laws in the relevant market.

7.3 Document verification

Land of Profits verifies certain documents submitted with Listings (including title deeds, planning permissions and developer registrations). Verification confirms that a document appears genuine and matches our records at the time of review. It does not constitute legal advice, a title guarantee or a representation that the property is free from encumbrances, disputes or defects. Members must conduct their own legal due diligence prior to entering into any Transaction.

7.4 Prohibited Content

You must not submit Content that:

  • Is false, misleading, fraudulent or deceptive;
  • Infringes the copyright, trade mark, privacy or other rights of any third party;
  • Contains offensive, discriminatory, harassing or unlawful material;
  • Includes personal data of third parties without their consent;
  • Contains malware, viruses or any code designed to disrupt the Platform;
  • Promotes properties that do not exist or are not available for the stated purpose;
  • Advertises services or products unrelated to the purpose of the Platform.

7.5 Content moderation

We reserve the right to remove, edit or suspend any Content at any time without notice if we believe it breaches these Terms or applicable law. We are not obliged to monitor all Content but may do so to protect the integrity of the Platform.

8Transactions Between Members

8.1 Platform as facilitator only

Land of Profits provides a platform for Members to find, communicate with and transact with each other. We are not a party to any Transaction. Any contract, agreement or arrangement entered into between Members — including property purchase agreements, reservation agreements, tenancy agreements and sales and purchase agreements (SPAs) — is solely between those Members.

8.2 Member responsibility

Members are solely responsible for:

  • Verifying the identity, credentials and legal standing of the other party before entering into a Transaction;
  • Conducting independent legal, financial and structural due diligence on any property;
  • Ensuring compliance with all applicable laws and regulations governing property transactions in the relevant market;
  • Engaging qualified legal advisers, surveyors and financial advisers as appropriate;
  • All payment obligations, tax liabilities and regulatory filings arising from a Transaction.

8.3 Disputes between Members

Land of Profits is not responsible for resolving disputes between Members arising from Transactions. If a dispute arises, we encourage Members to attempt resolution directly. We may, at our sole discretion and without obligation, provide information about a Transaction to assist Members or authorities, but we do not arbitrate or mediate commercial disputes between Members.

Legal Advice

We strongly recommend that all Members obtain independent legal advice from a qualified solicitor or lawyer in the relevant jurisdiction before entering into any property Transaction. Property law varies significantly across our 11 markets.

9Fees & Payments

9.1 Platform fees

Access to certain features of the Platform is subject to fees as set out in our current Fee Schedule, which is incorporated into these Terms by reference. We reserve the right to change our fees at any time with at least 30 days' written notice. Continued use of the Platform after a fee change constitutes acceptance of the new fees.

9.2 Payment terms

All fees are payable in advance, are non-refundable (except as required by applicable law or as expressly stated in our refund policy), and are exclusive of any applicable taxes. You are responsible for all applicable taxes on payments made through the Platform.

9.3 Failed payments

If a payment fails, we may suspend your Account and restrict access to paid features until payment is received. We will notify you by email before suspending your Account for non-payment.

9.4 No circumvention

Members must not attempt to circumvent Platform fees by conducting Transactions introduced through the Platform outside of the Platform's designated processes. If we reasonably determine that a Member has circumvented fees, we may charge the applicable fee and may suspend or terminate their Account.

10Prohibited Conduct

You must not use the Platform to:

  • Engage in any fraudulent, deceptive or misleading activity;
  • Impersonate another person, entity or professional;
  • Misrepresent your qualifications, licences, financial capacity or identity;
  • List properties you do not have the right to sell, let or represent;
  • Harvest, scrape or collect other Members' personal data without authorisation;
  • Send unsolicited commercial communications (spam) to other Members;
  • Attempt to reverse engineer, decompile or extract source code from the Platform;
  • Use automated tools, bots or scrapers to access the Platform without our written consent;
  • Interfere with or disrupt the Platform's infrastructure, servers or networks;
  • Circumvent, disable or otherwise interfere with security features of the Platform;
  • Engage in market manipulation, money laundering, terrorist financing or any other criminal activity;
  • Violate any applicable local, national or international law or regulation;
  • Create multiple accounts to circumvent restrictions, bans or fee obligations;
  • Post Content that is discriminatory on the basis of race, gender, religion, nationality, disability, sexual orientation or any other protected characteristic.

Breach of any of the above is grounds for immediate Account suspension or termination, and may be reported to relevant regulatory or law enforcement authorities.

11Intellectual Property

11.1 Our intellectual property

The Platform, including its design, software, algorithms (including the LOP Score algorithm), databases, trade marks, logos, text and all other content created by Land of Profits, is owned by or licensed to us and is protected by intellectual property laws. You may not copy, reproduce, distribute, modify, create derivative works of, publicly display or commercially exploit any part of the Platform without our prior written consent.

11.2 Feedback

If you submit suggestions, feedback or ideas about the Platform, you grant us a perpetual, irrevocable, royalty-free licence to use that feedback for any purpose without obligation to you. We are under no obligation to implement any feedback.

11.3 Trade marks

"Land of Profits," "LOP Score," "LopBuyer," "LopBroker," "LopBuilder," "LopLandlord," "LopTenant" and the Land of Profits logo are trade marks of Land of Profits Ltd. You may not use our trade marks without our prior written consent.

12Disclaimers

No Investment or Professional Advice

Nothing on the Platform constitutes financial, investment, legal, tax or other professional advice. Property values can go down as well as up. Past performance of any market, developer or broker is not indicative of future results. You should seek independent professional advice before making any investment decision.

The Platform is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, Land of Profits excludes all warranties, representations and conditions, whether express, implied or statutory, including but not limited to:

  • Warranties of merchantability, fitness for a particular purpose or non-infringement;
  • Any warranty that the Platform will be uninterrupted, error-free, secure or free from viruses;
  • Any warranty as to the accuracy, completeness or reliability of any Listing, LOP Score, Member profile or other Content on the Platform;
  • Any warranty that a Verified status, LOP Score or document verification result is legally definitive or conclusive.

We do not warrant that any property Transaction introduced through the Platform will complete successfully or on the terms advertised.

13Limitation of Liability

To the fullest extent permitted by applicable law, Land of Profits and its officers, directors, employees, agents, licensors and suppliers shall not be liable for:

  • Any indirect, incidental, special, consequential, punitive or exemplary damages;
  • Loss of profits, revenue, business, goodwill, data or anticipated savings;
  • Loss arising from a Transaction between Members, including where a Transaction does not complete;
  • Loss arising from the inaccuracy of any Listing, LOP Score or Member profile;
  • Loss caused by unauthorised access to or alteration of your Content or Account;
  • Loss arising from your reliance on any Content posted on the Platform by other Members.

Where liability cannot be excluded by law, our total aggregate liability to you for all claims arising under or in connection with these Terms shall not exceed the greater of: (a) the total fees paid by you to Land of Profits in the 12 months preceding the event giving rise to the claim; or (b) £100 (one hundred pounds sterling).

Nothing in these Terms excludes or limits liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited under applicable law.

14Indemnification

You agree to indemnify, defend and hold harmless Land of Profits and its officers, directors, employees, agents and licensors from and against any and all claims, damages, losses, liabilities, costs and expenses (including reasonable legal fees) arising out of or relating to:

  • Your use of the Platform or breach of these Terms;
  • Any Content you submit, post or transmit via the Platform;
  • Any Transaction you enter into with another Member;
  • Your violation of any applicable law or regulation;
  • Your infringement of any third-party rights, including intellectual property rights;
  • Any claim brought by a third party arising from your misrepresentation of your credentials, identity or professional status on the Platform.

15Suspension & Termination

15.1 Termination by you

You may close your Account at any time by contacting support@landofprofits.com. Closure of your Account does not affect any ongoing Transactions, obligations owed to other Members or our right to retain data as required by law. You will not receive a refund of any pre-paid fees upon voluntary termination unless required by applicable law.

15.2 Suspension or termination by us

We may suspend or terminate your Account immediately, without notice or refund, if:

  • You breach any provision of these Terms;
  • Your professional licence is revoked, suspended or expires and is not renewed;
  • We reasonably suspect fraudulent activity, money laundering or other criminal conduct;
  • We are required to do so by law, a court order or a regulatory authority;
  • Your Account has been inactive for more than 24 consecutive months.

We may also suspend or terminate your Account with 30 days' notice for any other reason, including commercial decisions to discontinue the Platform or any part of it.

15.3 Effect of termination

Upon termination, your right to access the Platform ceases immediately. Your Listings will be removed from public view. We will retain data as required by our Privacy Policy and applicable law. Sections 6 (LOP Score integrity), 11 (Intellectual Property), 12 (Disclaimers), 13 (Liability), 14 (Indemnification) and 17 (Governing Law) survive termination.

16Dispute Resolution

16.1 Informal resolution

If you have a complaint about the Platform or our Services, please contact us first at legal@landofprofits.com. We will acknowledge your complaint within 5 business days and aim to resolve it within 30 business days. Many issues can be resolved quickly without formal proceedings.

16.2 Formal disputes

If informal resolution fails, any dispute, controversy or claim arising out of or relating to these Terms, or the breach, termination or validity thereof, shall be subject to the exclusive jurisdiction of the courts of England and Wales, except as otherwise required by mandatory consumer protection laws in your country of residence.

16.3 Consumer rights

If you are a consumer (i.e. you are using the Platform for purposes outside your trade, business or profession), nothing in these Terms affects your statutory rights under applicable consumer protection law, including your rights under the Consumer Rights Act 2015 (UK) or equivalent legislation in your jurisdiction.

17Governing Law

These Terms and any dispute or claim arising out of or in connection with them (including non-contractual disputes or claims) shall be governed by and construed in accordance with the laws of England and Wales.

For Members located in the UAE, Saudi Arabia and other MENA markets, these Terms are supplemented by, and must be read in conjunction with, the mandatory provisions of applicable local law, including the UAE Federal Law No. 5 of 1985 (Civil Transactions Law), the UAE Consumer Protection Law, and equivalent laws in other markets. In the event of a conflict between English law and any mandatory provision of local law, the mandatory local provision shall prevail to the extent required.

18General Provisions

18.1 Entire agreement

These Terms, together with our Privacy Policy and any applicable Fee Schedule, constitute the entire agreement between you and Land of Profits regarding your use of the Platform, and supersede all prior agreements, representations and understandings.

18.2 Severability

If any provision of these Terms is found to be invalid, unenforceable or illegal by a court of competent jurisdiction, that provision shall be modified to the minimum extent necessary to make it enforceable, or severed if modification is not possible, and the remaining provisions shall continue in full force and effect.

18.3 Waiver

Our failure to enforce any right or provision of these Terms shall not constitute a waiver of that right or provision. Any waiver must be in writing and signed by an authorised representative of Land of Profits.

18.4 Assignment

You may not assign or transfer your rights or obligations under these Terms to any third party without our prior written consent. We may assign these Terms, or any part of them, to a successor in connection with a merger, acquisition or sale of all or substantially all of our assets, with reasonable notice to you.

18.5 Force majeure

We shall not be liable for any delay or failure in performing our obligations under these Terms where such delay or failure results from circumstances beyond our reasonable control, including natural disasters, war, pandemic, government action, cyberattacks or failure of third-party infrastructure providers.

18.6 Third-party rights

A person who is not a party to these Terms has no right under the Contracts (Rights of Third Parties) Act 1999 to enforce any provision of these Terms, unless expressly stated otherwise.

18.7 Language

These Terms are drafted in English. In the event of any conflict between a translated version and the English version, the English version shall prevail.
